The community was named for a 1,000-acre estate near the Great Gunpowder River. The estate was purchased by a Baltimore merchant, who named it after a family estate in Birmingham, England. Many of the first settlers of this area were German immigrants. The estate was divided after the Civil War and became home to the immigrants. A village was formed that was originally called Germantown. Until the 20th century, the area was primarily dairies and nurseries. They were replaced with housing developments and shopping centers. Perry Hall real estate today consists of suburban housing and is known for having one of the largest recreational programs in the county.
White Marsh real estate was largely undeveloped until the 1960s. The development potential was enhanced by the construction of Interstate 95. The original plans for the community included a mall at the center and a residential area to the north between Silver Spring Road and what would become White Marsh Boulevard. East of the town center, near I-95 was to be offices and facilities for research. The rezoning was completed in 1970 and 1971 and in 1979; the area was officially designated as a town center.
